Holiday letting and management in Pembrokeshire

Pembrokeshire sells itself to guests. The coast path, the beaches, the harbours. That's exactly why so many cottages here end up looking the same online, sitting on the same national websites with the same template descriptions.

StayGentic is an independent holiday letting agency based in West Wales. We market Pembrokeshire holiday lets properly, take bookings direct and through channels like Airbnb and Booking.com, and if you want, we'll look after the whole operation on the ground too.

What we do for Pembrokeshire owners

Marketing and bookings

A proper listing on StayGentic with photography direction, a description written for your property and your part of the county, and direct bookings with no guest booking fee. We also connect your calendar to Airbnb, Booking.com and other suitable channels so availability stays in sync.

Guest management

Guest questions, check-in information and local recommendations handled for you, before and during the stay.

Full management

Changeovers, housekeeping, linen and maintenance coordination. Available across the whole of Pembrokeshire.

Use us just for marketing and bookings, or hand over the lot. Your choice.

Where we work in Pembrokeshire

Tenby and Saundersfoot

The busiest holiday market in the county. Guests come for the harbours and the beaches, and they book early for school holidays. Here the job is pricing well, not just filling dates, and standing out from a lot of very similar listings.

Narberth and the Landsker

Independent shops, good food and easy reach of both coasts. Inland cottages here often get undersold as "a drive from the beach." We market them for what they are: quieter, better value and central to everything.

St Davids and the Peninsula

The UK's smallest city, the cathedral, Whitesands and the wildest stretch of the coast path. Strong demand from walkers, couples and repeat guests, with a longer season than most of the county.

Fishguard, Goodwick and Newport

The north coast: Lower Town, the Parrog, Carningli and the Preseli hills behind. A quieter, more independent kind of guest who often books direct when they find the right place.

Broad Haven, Little Haven and St Brides Bay

Family beaches and sunsets. Big summer demand, and real room to build shoulder-season bookings with the right marketing.

Manorbier, Stackpole and the South Coast

Castles, Barafundle and Freshwater West. Properties near the National Trust coast attract walkers and families most of the year.

Haverfordwest, Pembroke and Inland Pembrokeshire

Practical bases that suit families, contractors in quieter months and guests touring the whole county. Good inland properties can do well with the right positioning.

Why owners talk to us

I spent nearly a decade in holiday letting, ultimately as New Business Director at cottages.com. A big part of that job was sitting at kitchen tables across West Wales, including plenty in Pembrokeshire, talking to owners about what was and wasn't working for them.

StayGentic is what I wanted to offer them: more personal, better marketing for each individual property, and modern booking technology without losing the local contact.

Frequently asked questions

Do I have to leave Airbnb or Booking.com to work with StayGentic?

No. We can connect your existing listings so your calendar stays in sync, and build your direct bookings alongside them. OTAs bring reach. Direct bookings build independence. The strongest approach usually uses both.

Do you offer changeovers and cleaning in Pembrokeshire?

Yes. Full management, including changeovers, housekeeping and maintenance coordination, is available across the whole of Pembrokeshire.

What does StayGentic charge?

A flat 12% commission on each booking, whether it comes direct or through a channel like Airbnb or Booking.com. Full management services are priced separately depending on the property.

Does my holiday let need to meet the 182-day rule?

To be rated for business rates rather than council tax in Wales, self-catering properties need to be available to let for at least 252 days a year and actually let for at least 182 days. Better marketing and a longer season are often what get a property over that line. We'll look at your occupancy as part of a free property review.

I'm with another agency. Can I switch?

Usually, yes. Check your current contract's notice period and any rules on bookings already taken. We'll help you plan the move so existing guests aren't affected.

You created somewhere special. We'll help more people discover it.
