Holiday let management in Carmarthenshire

Carmarthenshire gets overlooked. Guests drive through it on the way to Pembrokeshire, and a lot of owners end up underpricing great properties because of it. Long beaches at Pendine and Cefn Sidan, Laugharne, the Towy Valley, castles everywhere. There's a lot to sell.

StayGentic is based in rural Carmarthenshire. We market holiday lets across the county, take bookings direct and through channels like Airbnb and Booking.com, and in the west of the county around St Clears and Laugharne we can look after the full operation for you.

What we do for Carmarthenshire owners

Marketing and bookings

A proper listing on StayGentic with photography direction, a description written for your property and your part of the county, and direct bookings with no guest booking fee. We also connect your calendar to Airbnb, Booking.com and other suitable channels so availability stays in sync.

Guest management

Guest questions, check-in information and local recommendations handled for you, before and during the stay.

Full management

St Clears, Laugharne and westwards

Changeovers, housekeeping, linen and maintenance coordination for properties in Laugharne, Pendine, St Clears, Whitland and the countryside west towards Pembrokeshire. Elsewhere in the county you keep your own cleaner or housekeeper and we handle everything else.

Where we work in Carmarthenshire

Laugharne and Pendine

Dylan Thomas's Boathouse, the castle and seven miles of Pendine Sands. A literary and walking crowd off-season, families in summer. Full management available.

St Clears, Whitland and the West Carmarthenshire Countryside

Our home patch. Quiet rural cottages and lodges within easy reach of both the Carmarthenshire and Pembrokeshire coasts. Often undersold, and often just right for guests who want peace and space. Full management available.

Llanelli, Burry Port and Pembrey

The Millennium Coastal Path, Burry Port harbour, Pembrey Country Park and Cefn Sidan beach. Close to Swansea and Gower, so a strong market for short breaks and visiting family as well as summer holidays.

Carmarthen, Llandeilo and the Towy Valley

Castles, gardens, food and walking. Llandeilo in particular draws guests who'll pay for a well-presented, characterful place to stay.

Newcastle Emlyn and the Teifi Valley

On the Ceredigion border, a short drive to the Cardigan Bay beaches. Great for guests wanting countryside and coast in one trip.

Llandovery and the Western Edge of the Bannau Brycheiniog

Hills, walking and dark skies. Strong appeal for walkers and couples away from the busy coastal season.

Why owners talk to us

I spent nearly a decade in holiday letting, ultimately as New Business Director at cottages.com. A big part of that job was sitting at kitchen tables across West Wales, including plenty here in Carmarthenshire, where I live, talking to owners about what was and wasn't working for them.

StayGentic is what I wanted to offer them: more personal, better marketing for each individual property, and modern booking technology without losing the local contact.

Frequently asked questions

Do you offer changeovers and cleaning in Carmarthenshire?

In the west of the county, yes: Laugharne, Pendine, St Clears, Whitland and westwards. Elsewhere in Carmarthenshire, including Llanelli, Carmarthen and the Towy Valley, we handle marketing, bookings and guest management, and you keep your own cleaner or housekeeper.

Do I have to leave Airbnb or Booking.com?

No. We can connect your existing listings so your calendar stays in sync, and build your direct bookings alongside them. OTAs bring reach. Direct bookings build independence. The strongest approach usually uses both.

What does StayGentic charge?

A flat 12% commission on each booking, whether it comes direct or through a channel like Airbnb or Booking.com. Full management services are priced separately depending on the property.

Does my holiday let need to meet the 182-day rule?

To be rated for business rates rather than council tax in Wales, self-catering properties need to be available to let for at least 252 days a year and actually let for at least 182 days. Better marketing and a longer season are often what get a property over that line. We'll look at your occupancy as part of a free property review.

My property is inland. Will it still let?

Yes, if it's positioned properly. Inland Carmarthenshire is often better value, quieter and closer to more of West Wales than guests realise. Good marketing says so clearly instead of apologising for not being on the beach.

You created somewhere special. We'll help more people discover it.
